Covenants/Policies
The Fox Meadow Community is governed by a well-defined set of Covenants and Restrictions which every resident automatically agrees to legally abide by when they become a Fox Meadow lot or home owner. The full set of Covenant Documents contains a great deal of information and should be consulted in detail.
COLLECTION POLICY FOR HOA DUES
- Annual Dues are to be received by January 31 of each year.
- Dues not paid by March 1st will be charged a $50.00 Late Fee.
- Dues not paid by March 15th will be charged an additional $50.00 Late Fee.
- Dues not paid by April 1st. Attorneys will send a collections letter with an additional cost of $95.00.
- If complete payment is not received by May 1st. Attorneys will file a Lien with an additional cost of $250.00.
EXTERIOR AND LANDSCAPING CHANGES
EVERY exterior change requires HOA approval by submitting a Design Application found on the website. Just some examples are home additions, painting, basketball hoops, awnings, patios, decks, fireplaces, fire pits, gazebos, swimming pools, docks, lighting, mailboxes, garages and landscaping. GOOD MAINTENANCE & REPAIR
Homes are to be kept in a clean and safe condition and in good order and repair. Lawns should be watered and mowed, bushes and trees pruned and trimmed. Each owner is responsible for removing dead and fallen trees. Painting should be fresh. Each owner is responsible for repairing any damage to the sidewalks and curbing. No unsightly growth such as weeds, underbrush or the like is permitted to grow on any lot. Mailbox should be in good repair and freshly painted in approved natural colors.
FENCES & WALLS
They are not allowed unless required by Township code relating to a below ground swimming pool. Above ground pools are not permitted.
DOGS
Dogs must be leashed when outside and are not permitted to run loose. Residents do install Invisible Pet Fences to provide extra protection for pets and neighboring homeowners. It is required to Pick-up after your pet.
PLAYSETS
Playsets of wood construction are allowed with HOA approval. Plastic or metal playsets or equipment is not allowed. See Amendments to Covenants – 2016 – Section 7.28 Playhouses and other Structures. Drones, Trampolines and permanent skate- board ramps are not allowed. Soccer nets are to be 20 feet from the property line and movable.
STORAGE BUILDINGS AND ACCESSARY STRUCTURES
They are not permitted. Some examples are playhouses, tool sheds, dog houses and dog runs.
LAKES
Swimming, diving, wading or floating devices are not allowed.
SIGNS
Commercial or advertising signs not allowed on the property. This includes, but is not limited to, “For Rent or Lease” signs. Security signs are allowed. For Sale signs are allowed in windows.
RECREATIONAL & LARGE VEHICLES
Recreational vehicles, boats, trailers, plows, and commercial vehicles or equipment may not be stored at a residence.
HOME LIGHTING
All home owners are to have yard post lamps illuminated from Dusk to Dawn. Please use your outside lighting to keep your home and our neighborhood safe.
SWIMMING POOLS/HOT TUBS/SWIM SPAS
No above ground pools or above ground swim spas are permitted. For in ground pools or swim spas, a black wrought iron fence at least four feet high and in close proximity to the pool is required. Location and installation must be approved by the DRC and is not permitted on the street side of the lot. Standard size above ground hot tubs are permitted without a fence. All pools/hot tubs require a Montville Township permit.
MAILBOX COVENANT
Section 7.30 – Mail Boxes.
All mailboxes shall be made of wood constructed around a metal U.S. mailbox, and shall be mounted on a 6″x 6″ treated wood post extending 80″ above grade. The front face of the mailbox shall be located 6″ to 8″ from the street curbing. Each mailbox shall have numbers 5″ in height that are to be placed on the upper end of the mailbox post on both sides of the so as to be visible to passing traffic. The wooden mailbox (with newspaper box) shall be mounted 32.5″ to 37″ above grade. The mailbox shall be 16″ to 18″ high, 9 ¾” wide and 21″ in length. The newspaper box shall be 7″ wide and 8″ high and 21″ in length attached to the post. If an Owner desires to stain the post and mailbox, the color of the stain shall be compatible with the color of the Living Unit; provided, that the Design Review Committee reserves the right to require the Owner of the Living Unit to re-stain the post and mail box if the Design Review Committee determines that the stain color is not compatible with the color of the Living Unit.
